Parking lot area

The potential site is located on the current parking lot area of Mönchengladbach Airport opposite the airport terminal and the airport grounds behind it.
The airfield for general aviation offers a perfect base for flights within Europe, is a busy airfield with around 42,000 aircraft movements per year and provides jobs for around 800 people with its resident companies. Furthermore, the direct connection to the A44 and A52 highways ensures optimal access to the road network. Mönchengladbach itself is located in the west of Germany and is optimally connected to the Rhine-Ruhr metropolitan areas and the Benelux countries.
The potential site offers ideal conditions for the development of high-quality office and commercial space, laboratories and workshops, which together will contribute to a new Aviation Campus. The development perspective also envisages the establishment of a hotel on the site.
Total area: 3ha total, wovon knapp 2 ha als bebaubare Grundstücksflächen zur Verfügung stehen werden; im ersten Bauabschnitt (rote Markierung) stehen ca. 4.000 m² Grundstücksfläche verteilt auf zwei Baufelder zur Verfügung.
Buildability: The development of the building plots marked in red is also possible without existing urban land-use planning and opens up opportunities for realization in the short term. An office building and a hotel are to be developed on these plots. From today's perspective, a development plan is required for the development of the other areas on the current parking lot, which will take at least two years to develop and draw up, meaning that further plots ready for construction will not be available at this location until 2026 at the earliest. The plots offer sufficient space for the development of a diverse and sustainable commercial development with a model character and offer the possibility of direct integration into an up-and-coming business location.

The potential area “ Trotting track” is located in the north-western area of Mönchengladbach Airport.
The airfield for general aviation offers a perfect base for flights within Europe, is a very busy airfield with around 47,000 aircraft movements per year and provides jobs for around 800 people with its resident companies. An optimal connection to the road network is also guaranteed by the direct connection to the A44 and A52 highways. Mönchengladbach itself is located in the west of Germany and is optimally connected to the Rhine-Ruhr metropolitan areas and the Benelux countries.
A high-quality, sustainable and modern commercial area with preferably office space, partly supplemented by commercially usable units, is to be created at this location. The special feature is to be the hangar areas connected to the airfield, which can be used by aviation-related companies (maintenance, new mobility, innovation) and for which the entire airport infrastructure, including the runway (1200m), is therefore available.
Total area: 14 ha in total, of which around 6 ha are available for actual development due to the extensive green and retention areas.
Buildability: The building rights for the site will be created via an urban land-use plan procedure and consultation with other approval authorities involved and could be implemented in the next three years.
